Gonwin Manor Cottages are a collection of 6 holiday cottages comprising of one detached property and a courtyard complex for the remaining 5 properties. We have tried to provide as much information as possible in this statement, if you have any further queries please let us know. We look forward to welcoming you to Gonwin Manor.
Upon arrival at Gonwin Manor you approach through a tarmac area at the entrance gate off the main road. This then proceeds up an uneven gravel lane with a speed limit of 5mph, which is approximately 300m. At the top of the lane, which has a slight incline, the road splits, to the right hand side is Primrose Cottage and to the left is the main car park for the courtyard. Each cottage has a designated car parking space and cars can proceed closer to the cottages for unloading and loading of luggage. The car park is small gravel chippings of an approximately depth of 2cm. The car park is approximately 35m from the middle of the courtyard and this is along gravel pathways. There are low voltage lights along all the pathways and external lights outside each cottage next to the front doors. There are no steps within the courtyard pathways and the ground is level.

There are no separate laundry facilities but each cottage has a Neff Washing Machine/Tumble Dryer and this is front loading and located within each of the kitchens.
To access Gonwin Lake you proceed through the courtyard (even surface of gravel chippings) past the side of Heather Cottage. The pathway leading to Gonwin Lake is approximately 30m long and comprises of uneven large granite stones. There are 12 steps (large granite quoin stones) leading up to the top of the lake and 10 granite steps leading down to the timber decking area which sits over the lake. The pathway is illuminated by low-voltage lighting which is on a dusk – midnight timer. The decking area is also lit with blue LED lights and has a glass balcony around the timber decking area.

Primrose Cottage had a separate private driveway which is level and comprises of gravel. Unloading and loading of luggage can be completed directly outside the main front door. There is a patio area outside the front door of the building and the garden is enclosed and flat with grass and flowerbeds to the front and grass on a gentle slope to the rear of the property.
On entering Primrose Cottage over 1 step, the bedrooms and bathroom are downstairs and all on one level. To the right, inside the front door, is a flight of stairs which has a 90 degree turn at the top 3 steps. The kitchen, lounge and dining room are open-planned and all on one level. There are double doors at the end of the lounge area leading onto a timber decking balcony

Lavender Cottage is accessed through the main courtyard (gravel pathways) and it is the first cottage on the right. The garden is enclosed and flat with a mixture of lawn, patio and hedge. You enter garden through a wooden gate and up 1 step unto the cottage. You enter in the lounge area which is all on one level; to the left is the kitchen and dining room which is also on the same level as the lounge. To the right is a door and through this is the boiler room on the right-hand side. Proceed down 2 steps to the master bedroom area, at the far side is a door leading to the en-suite which is on the same level as the master bedroom.

Heather Cottage is accessed through the courtyard and is directly ahead. The garden is enclosed and flat with a mixture of lawn, patio and hedge. You enter garden through wooden gate and up 1 step into the cottage.
You enter in the lounge, kitchen and dining room which are open-planned. There are French doors in the main lounge area which provide access directly onto the pathway leading to Gonwin Lake. The boiler room and controls for the heating/hot water are also in the lounge in the utility cupboard. To the left, through a door at the other side of the kitchen area, up a very gentle slope in the floor boards is the main bathroom and second bedroom which is a twin (2 x single 3ft beds). This is on the same level as the lounge area. To the right of the lounge is a step and door leading to the master bedroom.

Bluebell Cottage is access through the courtyard and is past the water feature in the middle. The garden is enclosed and flat with a mixture of lawn, patio and hedge. You enter through a wooden gate and up 1 step into the cottage.
You enter at the kitchen which is all on one level and has a door to the right which contains the boiler and cleaning equipment. To the left is a doorway (no door) and 1 step down leading into the lounge – dining area. This is all on one level and there are arch double doors on the left hand side. At the end of the room to the right is a door leading to the hallway (all on the same level as the lounge). The first door leads to the twin bedroom (2 x 3ft single beds), the next door is the bathroom and at the end of the hallway is the master bedroom.

Sunflower Cottage is accessed through the courtyard and is to the left of the water feature.
You enter Sunflower Cottage up one step into the porch area at the bottom of staircase. The stairs are straight and there are 14 steps. At the top of the stairs to the right are two double bedrooms all on the same level. The master bedroom also has an en-suite shower room. To the left is the twin bedroom (2 x single 3ft beds); further along the hallway from this bedroom is the family bathroom with separate bath and double shower. The open-planned lounge and kitchen are on from this all on the same level.
The garden area is accessed through Sunflower Cottage opposite the master bedroom. There is a short wide door which leads onto a staircase. The steps are uneven and made up of granite and lead onto a flat grass enclosed garden. Access via the car park to Sunflower Cottage’s garden is also possible.

Rose Cottage is accessed from the car park and is the first cottage on the left-hand side upon entering the courtyard. The garden is enclosed and flat with a mixture of lawn, patio and hedge. You enter through a wooden gate and up 1 step into the cottage.
You enter in the open-planned living and dining room which is all on one level and the kitchen is just on from this down a very gentle slope in the wooden floor boards. The master bedroom and bathroom are all on one level and this is the same level as throughout the cottage.
